Phase I
A Phase I Environmental Assessment is the first step in determining the presence of environmental contamination at a property. AEG inspectors conduct a walk through of the property to determine if there are any apparent areas of concern. Some of the most common things we check for are petroleum stained ground, unlabeled drums and containers, suspect asbestos containing materials, abandoned vehicles, biological indicators, etc. In addition, we conduct a thorough search of available government records for the property we are assessing. Besides Chain of title, we look at records indicating the presence of suspect industries (gas stations, auto repair shops, paint shops, etc.) that have a higher chance of having left behind contamination. We also assess nearby properties to see if neighbor's activities could have adversely impacted the environmental integrity of the property. Finally, we recommend to the property owner whether or not further sampling should be conducted. The actual sampling of the property is covered in the Phase II Assessment.


Phase II
In a Phase II Environmental Assessment, AEG inspectors return to the property and develop a sampling strategy in accordance with the recommendations of the Phase I Assessment. For example, if the Phase I assessment determined that there were suspect asbestos containing materials present at the property, we would now collect samples of those materials to determine if they do or do not contain asbestos. The same goes for the other recommendations of the Phase I assessment. Unlabeled drums and containers are sampled to determine their contents, areas of stained soil are sampled to determine the cause of the staining, and sometimes the ground water is sampled to determine if any contamination has penetrated to the water table. Ultimately, the samples are analyzed, and results are interpreted to provide the client with a comprehensive report on the environmental conditions of the property. In addition, we recommend to the client whether or not remediation of the existing contamination is necessary or desirable. If the client decides that remediation is the best choice, we proceed to Phase III.


Phase III
Phase III is the remediation phase. Typical Phase III operations can include abatement of asbestos containing materials, underground storage tank closure, or contaminated soil remediation. No matter what is required to remove the contamination from your property, we work closely with our clients to develop remediation methodologies that minimize client down time, and maximize effectiveness.
